How Hunter Landworks Reclaimed a Lake Athens Shoreline, Improved Drainage, and Transformed an Unusable Backyard into Functional Outdoor Space
Lakefront properties around Lake Athens offer incredible views and great outdoor living, but they also come with unique challenges. Over time, shoreline erosion, silt buildup, poor drainage, and uneven terrain can make a backyard difficult to enjoy and even harder to maintain.
Recently, Hunter Landworks completed a full shoreline restoration and grading project on a waterfront property on Lake Athens in Henderson County, Texas. What started as a backyard with accumulated silt, drainage concerns, and limited usable space became a clean, properly graded property ready for new grass and years of enjoyment.

The Challenge
Like many lakefront homes throughout East Texas, this property had slowly accumulated a significant amount of silt along the shoreline.
Over time, the buildup reduced usable waterfront access and left the backyard uneven and difficult to maintain. Water wasn't flowing the way it should, portions of the yard lacked proper grading, and the overall property needed a complete reset.
Our plan focused on improving both the shoreline and the backyard while making sure drainage would work properly long after the project was finished.
Phase One: Reclaiming the Lakefront
The first step was reclaiming the shoreline.
Using heavy equipment, we removed accumulated silt from the lake as far as our equipment could safely reach, recovering material that had built up over time.
The silt ranged from approximately 6 inches to 1 foot deep, requiring careful excavation to avoid disturbing more of the shoreline than necessary.
Instead of hauling away material that could still serve a purpose, we stockpiled the removed silt on-site so it could dry before being reused later in the project.
During this phase, we also removed two trees, broke them down, and cleared the brush to open up the property and prepare for the grading work ahead.
Removing unnecessary vegetation also improved access for equipment and helped create a cleaner, more functional layout.
Solving One of the Biggest Challenges: No Backyard Access
Many excavation projects have one thing working against them—access.
On this Lake Athens property, dump trucks couldn't reach the backyard.
Instead of taking shortcuts, we staged every load of topsoil at the front of the property and transported it to the backyard using a skid steer.
In total, 25 loads of topsoil were delivered and installed this way.
Although this required considerably more labor and coordination, it allowed us to complete the work without damaging existing landscaping or neighboring property.
These logistical challenges are common on lakefront homes throughout Henderson County, and they're something our team plans for before work ever begins.
Regrading the Entire Backyard
Once the reclaimed material had dried, it was incorporated into the grading plan where appropriate.
From there, we reshaped the entire backyard—not just isolated low spots.
Our goal was to create one continuous, gradual slope that would naturally direct water away from the home and eliminate areas where water could collect after storms.
Proper grading is one of the most important investments a homeowner can make because it helps protect foundations, landscaping, and outdoor living spaces while improving long-term drainage.
Drainage Improvements Designed for East Texas Rainfall
Drainage isn't just about moving water, it's about moving it in the right direction.
To improve runoff, we installed swales and water diversion features throughout the property where needed.

Installing Fresh Topsoil
After grading was complete, approximately 2 inches of quality topsoil were spread across the entire work area.
Fresh topsoil provides a healthier growing environment and creates a better foundation for establishing new grass.
The yard was then power raked to loosen the upper soil layer, improving seed-to-soil contact before hydroseeding.
Proper preparation is one of the biggest factors in achieving a thick, healthy lawn after grading work is complete.
